There is a rising trend in the purchase of second homes, especially in Southern California. Statistics show that vacation home sales have steadily risen since 2006, the average age of the buyer was 44, and nearly one-third were planning to make the vacation home a full time residence.  This  trend is  mirrored in the  Lake Arrowhead area of  the San Bernardino  Mountains.  There are several reasons why now is a great time to purchase your home for retirement.

    *    The market is good since competing bids are rare in today's market and sellers are eager to deal. This gives the buyer great barganing power.

    *    It is better to buy sooner than later since the price of a home is lower now than it will be in 10 years.

    *    Mortgage rates are low and its a good time to get a great interest rate that you may not be able to get in the future.

    *    Time is on your side and you have time to research your home purchase and the area you desire to live in.

    *    You have the option to rent your second home to help defray the costs of mortgage, taxes and upkeep. If one week of peak rental income can cover a month of mortgage costs, it is considered a good deal.

    *    Great way to establish roots and make it easier and more comfortable when making the permanent move since you will already have an attachment to the house.

    *    Wonderful way to create a family retreat which can be a great way to have special family and vacation time. 

One should also consider serveral things when looking for and purchasing a vacation or retirement home such as: Is it affordable? Don't want to spend more money than you can afford; Is it convenient to get to? Generally 3 hours from a major city; Can you rent it out? If you plan to rent it out make sure it is located in an active vacation rental market; What is there to do? Make sure to check out the community activities and services; Is there room to grow? Destinations that are most desirable are usually in less saturated markets; and, Is it both a winter and summer retreat?
